What is a concierge service?

 

Classic" concierge services do not specialise in managing holiday lets.

In reality, their remit is generally limited to tasks such as cleaning the accommodation and managing reservations and arrivals.

Generally speaking, there is only limited involvement in certain crucial stages before the property is let, such as organising a professional photo shoot to maximise the property's visibility, writing and publishing attractive advertisements, or setting competitive rates.

The absence of personalised monitoring, strategic advice and expertise in rental management can lead to a considerable loss of income for the owner, or even jeopardise their property purchase.

  

What is the co-hosted concierge service or Luckey by Airbnb?

  

 

To continue creating more and more listings, Airbnb quickly realised the need to offer owners other solutions to make it easier to connect with travellers, and in 2018 acquired Luckey Homes, now renamed Luckey by Airbnb. This subsidiary of Airbnb, offers a set of tools designed to help owners manage their holiday rental properties, allowing them to handle key tasks such as creating an advert, managing bookings and households.

However, it is essential to understand that these tools represent a provision of resources, and most of the management still remains the responsibility of the owner. The most time-consuming and high value-added tasks are generally absent from the services offered by Luckey, and their tool is limited to using the Airbnb platform.
The visibility of listings remains limited, as the accommodation is only marketed on Airbnb, leaving out other major holiday rental platforms such as Booking, VRBO, and Holiday (among others), which could offer wider visibility.
As with management via a traditional concierge service, maximising profitability and complete management are not part of Luckey's objectives.
