Rock in Share applies these general terms and conditions of sale to all its flats and houses and will be happy to provide them to you, dear traveller, on request.

Each property will be cleaned as standard, with beds made up on arrival as in a hotel, and with hotel-quality household and bath linen. We will also ensure that you have all the equipment you need, including shower gel and washing-up liquid.

Our aim is to make it safe and easy for homeowners to share their accommodation with travellers who will feel right at home during their stay.


TELEPHONE RECEPTION HOURS
Our team is available Monday to Friday from 10am to 12.30pm and from 1.30pm to 6pm. We will be delighted to help you make the most of your stay. A telephone answering service is available at weekends, at the same times, in case of emergency.

ARRIVAL
Arrivals are possible from 4pm. We do our utmost to ensure that your accommodation is available as soon as possible and no later than 4pm on the day of your arrival.

STAY EXTENSION AND DEPARTURE
For internal organisational reasons, requests to extend your stay or to check out late must be made at least 24 hours before the usual check-out time, i.e. 11am the day before. Unfortunately, we will not be able to comply with your request after this time, and you will be asked to leave the flat on the date originally planned, at 11am maximum.

On the day of departure, the flat must be vacated by 11.00 a.m. at the latest, except in the case of exceptional late departures agreed by Rock in Share. The keys must be returned according to the instructions given by us, and in no case elsewhere than planned and/or organised by our team, for obvious security reasons. Rock in Share may charge for any late departure.

The loss or disappearance of keys, or deposit in an unscheduled pitch, in the same way as departure after the scheduled time and without having notified us, may be subject to a full deduction from the deposit or to a minimum charge for the cost of repairing the keys or additional cleaning.

SECURITY DEPOSIT
Rock in Share, as a property manager, is authorised to request, on behalf of its flat and house owners, that a security deposit be applied to secure the sharing of their accommodation. This deposit will only be applied to certain properties, at the owner's request. This deposit will be "pre-authorised" and "non-cashed" automatically on your credit card as a security deposit, via our Swikly deposit system. The amount is set unilaterally by Rock in Share, and must be paid in order to gain access to the flat. This sum will be released the day after your departure, unless the amount of any damage or theft of valuables is deducted. In the event of damage or theft of a higher value, Rock in Share reserves the right to withhold payment of a higher amount, equal to the amount of the loss suffered, and or to take legal action against the traveller who scanned their identity document when checking in online.

Please note that our team will do its utmost to avoid any confusion about the operation of the security deposit, and with a view to only withholding the deposit in extreme and necessary cases.

Our ambition is to welcome travellers who are respectful of their surroundings and neighbours, and to ensure that their stay is pleasant and well organised.

INVENTORY OF FIXTURES ON ARRIVAL
We will not carry out a formal inventory of fixtures with you on your arrival or departure. The accommodation will have been cleaned and checked by our teams before your arrival. When you arrive, please inform us immediately of any damage or shortcomings to avoid any confusion. In the event of any damage or inconvenience, our team will be happy to help you during your stay by simply calling or emailing us, as quickly as possible and within the limits of its opening hours.


BOOKING AND PAYMENT
For bookings made less than 30 days before the start of your stay, full payment is required.

For bookings made more than 30 days before the start of your stay, a deposit of 25% of the total cost of your stay is required at the time of booking. The balance, comprising the second part of the payment for the stay, any tourist tax, cleaning and linen costs, and any transaction costs, must be paid no later than 30 days before your arrival.
If the balance is not paid 30 days before the scheduled arrival date, the booking will be cancelled. The deposit will not be refunded.

Payments can only be made by credit card via the payment platforms available on the website or via Paypal.

USE OF THE ACCOMMODATION
The rented flat may under no circumstances be considered as your principal residence and must be returned to Rock in Share on request without delay after the booking has been completed. It will be available from the date of your arrival at 4pm to the date of your departure at 11am.

The furnished properties available for rent are exclusively for seasonal rental, as a temporary residence and for the pleasure of the lessee. As such, this rental is excluded from the scope of application of law no. 89-462 of 6 July 1989.


ILLEGAL ACTIVITIES
Our agency and the owner cannot be held responsible for any illegal activity carried out in the flat, including prostitution, handling stolen goods, trafficking and the sale of narcotics. In the event of any doubt, we will be obliged to cancel the booking without notice and the police will be notified immediately and systematically.

The deposit may also be withheld as compensation and to manage the situation.

CANCELLATION
In the event of cancellation up to 5 days before arrival, the deposit paid will be refunded in full.

In the event of modification, late cancellation (less than 5 days before arrival) or no-show on the scheduled arrival date, the full balance will be due and the agency will be able to re-let the accommodation immediately.


LINEN
All household linen is provided: sheets, towels, napkins and tea towels. We always provide a double bed for two adults.

We work with a supplier who uses ecological and industrial cleaning methods for household linen, with virucidal products and a policy of respect for the environment at the heart of its priorities.

The cost of cleaning and supply of linen is included in the cleaning fee attached to the booking.


CLEANING
The accommodation must be returned in a suitable condition, with the dishwasher empty, the crockery clean and tidy, the oven and microwave cleaned and the rubbish bins emptied. If the accommodation is dirty beyond normal use, or if the kitchen has not been cleaned on departure, an additional charge for cleaning may be requested and will be payable, on the basis of photos, to cover exceptional restoration costs.

MISCELLANEOUS RULES
Smoking is strictly prohibited in communal areas and inside flats. If you have a terrace or balcony, you may smoke there, but you must not throw cigarettes on the ground or at neighbours, and you must close the door behind you to prevent odours from entering the accommodation and bothering other travellers later on.

Parties, and more generally any music played through a loudspeaker or any other device, are strictly forbidden out of respect for the neighbours. We would like to draw your attention to the fact that most of the flats are located in buildings used for residential purposes and we expect everyone to show kindness and respect for the residents.

The agency reserves the right, in the event of a serious breach of these principles of good community living and non-compliance with these rules, to unilaterally cancel the reservation and consider eviction without delay.


INTERNET / WI-FI NETWORKS
Access to the internet / Wi-Fi network is included in the rental at no extra cost, with high-speed access controlled and checked by us.

FORGOTTEN ITEM

If you forget a personal item in your accommodation after your stay, our agency can return it to you for a fee of 30 euros.

RESPONSIBILITY OF THE AGENCY
All the accommodation has been checked, examined and prepared by the agency, in close partnership with the owner, and with the aim above all of welcoming you with good humour and pleasure. The descriptions given are true to life and have been written in good faith.

In the event of force majeure making the use or enjoyment of the accommodation impossible, such as water damage, for example, the agency will do its utmost to allocate you, with your prior agreement, another accommodation with similar or superior characteristics.

If the new accommodation offered does not suit you, and without having to justify ourselves, we will refund your stay in full with our deepest apologies.
